Very often, when an Offer to Purchase is written, the buyer made the offer contingent on a Professional Inspection of the home. Read that portion of the Offer to Purchase carefully.
Once you have decided to hire an inspector, you call and schedule an appointment, which coordinates with the seller, buyer and inspector schedules. Allow 2.5 - 3.5 hours for a compete inspection. Very often in the Offer, it is written that the inspection by done within 10 days and must be done by a state certified inspector, or structural concerns.
Why Have an Inspection
An inspection for a New Construction, or an established home, has the following advantages, making the cost well worth the knowledge which the buyer will gain regarding the property. It also can protect the buyer from purchasing a home that may have defects which the buyer was unaware of while considering the home. An example might be a safety defect, like outlets, which are wired incorrectly.
For new construction, a good inspector can find things that may not have been completed or flaws that may exist and need to be cured before closing. For an established home, the inspector can inform the buyer about items they may need replacement/repair within the next five years. This helps with the buyer's financial planning. "We were buying an older home, and we know it wasn't perfect, but we really wanted it. Dave was able to help us determine which mechanical items would last and which ones we might need to replace in 5 years. He also explained how the furnace worked and how often it should be serviced. Very helpful."
You can learn valuable information regarding the care for the home. For example, you can learn about lot grading and how water should run away from the foundation, how much insulation do you need in the attic & what type of venting does the attic need.
The inspector will test the furnace for carbon monoxide and test other mechanicals for functionality. An inspector will also know what other safety items to watch for, to make sure things are in good condition at the house. A qualified inspector can show you how a home needs care and maintenance on a regular basis. Dave is a great teacher with his knowledge of homes and experience.
